Gwalior House, Enfield, London

JRP have submitted an application for 9 dwellings on a site in the London Borough of Enfield.

Nigel Faulkes (Project Architect) says:

“We were approached by the Foyle Foundation and asked to look at the site which had the benefit of an outline planning permission for residential development.  A previous reserved matters application for 14 dwellings had been considered and refused – we were asked to review and develop a new proposal.  The previous scheme had a modern look with the use of render and timber but was overly complicated.  It was cramped and related little to the surrounding area.

Meetings were setup to discuss the options with the Local Council.  The trees are a strong feature on the site and it was agreed that the good specimens must be kept; the trees essentially dictated the area for development.

9 good sized dwellings were considered to be a more realistic proposal for the site.  A modern theme was kept as this was preferred by the Council but the design had closer links with the Art Deco architecture that was prominent in the area.  The dwellings were developed to a Code 4 standard, large windows to provide plenty of natural light throughout the building; creating an attractive building with comfortable living accommodation.”

  Outline Planning Permission, Wakefield

Working for a local developer JRPA secured outline planning permission for residential development at a prime city centre location in Wakefield

The application site was the former Warburton’s bakery site at Westgate End approx 500 metres from the centre of Wakefield. The former bakery buildings remain at the site at present with a single access road from Alverthorpe Road adjacent to the junction with Westgate End.

We have secured outline planning approval for residential development on the site. Aside from the principle of development approval was obtained for the means of access to the site which will be from a sole point from Alverthorpe Road at ‘Kemps Bridge’.

Small Residential Development, Ossett

Working for a private developer JRPA secured full planning approval for four high quality family homes in a residential area of Ossett, West Yorkshire in August 2011.

The design is sensitive to surrounding residents and is in keeping with the existing development in the area. The site fronts onto Belgrave Avenue, Ossett and comprises a single dwelling with large mature gardens to rear.

We have secured full planning approval for the demolition of the existing dwellings and the erection of four bespoke 4 and 5 bedroomed dwellings.

Braithwaite, West Yorkshire

This application proposes that the site can accommodate 190 dwellings and the layout therefore provides a form, which is characteristic of the settlement, and responds well to the existing topography. It also accords with the outline planning approval.

The proposed development is served from one central access point and follows the principles established in the outline approval. The development is served from a “Main Street” with built form to be higher density, typically town houses/terraces, continuous frontages to create a sense of definition and enclosure and intermittent landscape areas at key spaces and junctions.

Rawmarsh, Rotherham

Residential scheme for 279 dwellings which features a central greenspace
with MUGA and key character zones throughout. The design integrates with
the existing development and responds to the cricket ground at the North-East
of the development. The proposal benefits from excellent pedestrian permeability. (Updated 23rd March 2011)

Church Fields, Boston Spa, North Yorkshire

Church Fields is an 8ha site within the conservation area of Boston Spa. The site is allocated within the Leeds Unitary Development Plan Review (July 2006) as a Phase 3 housing site, H3-3A.25. John R Paley Associates were appointed in September 2008, and undertook a series of site visits to develop an understanding of the site, its context and the built fabric and structure of Boston Spa (Updated 18th March 2011)
