Some of our recent masterplanning projects:
 
Hill Mill Farm, Scarborough - May 2012

The subject site, known as High Mill Farm, is located to the east of Scalby, north of the coastal town of Scarborough. The development site had the benefit of outline planning permission granted on the 22nd October 2010 for a mixed use residential and employment development including the provision of open space and access.

Taking inspiration from the approved Masterplan and Design Code, JRPA was commissioned to complete the detailed designs, prepare and submit a Reserved Matters Application for Phase 1 of that development. This included the provision of 126 dwellings and 6 Live/Work units. The development provides a wide mix of accommodation with the provision of 2, 3, 4 and 5 bedroom houses and incorporates the required 50% affordable housing provision.

The combination of a use of simple vernacular building forms, appropriate reflective buiding materials, simple vernacular detailing rather than period detailing, well defined and structured streetscapes along with a defined public realm and the use of appropriate boundary treatments (low walls, low walls, high walls, hedges, estate railings and combinations of these), generates a positive and distinctive development.

 
 
Brough South - April 2012

Brough South has recently gained planning permission subject to highway matters being resolved. JRPA worked alongside the development team, providing the supporting Masterplan, Development Brief and Design and Access Statement, which accompanied the Outline permission. The scheme was led by the Horncastle Group and includes (amongst others) offices, warehouses, food retail, car showroom, hotel, gym public house, nursery and upto 750 dwellings.

     
 
Design Code for Waverley New Community, January 2012

Working with Harworth Estates JRPA has secured approval for the Phase 1A Design Code at Waverley New Community, Rotherham. This includes work from our planners, architects, designers, technicians and illustrators who have combined to produce a high quality and informative document. The Code provides a co-ordinated framework, giving certainty with regard to the quality of development and assists in the detailed design and decision making process at the Reserved Matters Stage.


Lingfield Point, Darlington, Phase 1 Housing

John R Paley Associates are excited to announce their involvement in the design of the Lingfield Point Phase 1 Housing development. The first phase of housing will consist of 270 homes which will form part of the £100m masterplan ambition.

Stuart Link, Lead Architect for the Project at JRPA explains:

"We’ve been working closely with Taylor Wimpey, Marchday and David Birkbeck (CEO Design for Homes) over the past 6 months to create a development that is new and exciting and maintains the original vision of the masterplan.

Our design proposals draw inspiration from our trips around the UK and Europe, our considerable residential experience and support from Design for Homes.We’re very excited to be part of this project and are looking forward to getting feedback from local residents and members of the public at the exhibition next Wednesday."

The design incorporates a series of key spaces each with their own unique identity. Particular emphasis has been made to the public realm and landscaping in areas such as ‘The Walled Garden, The Secret Garden, The Belvedere & The Bowl.’

John Orchard, director of Marchday, the owners of Lingfield Point, said:

“We’ve been promising something different and that is what the town will get. We want the new homes to be family-friendly and to use the lessons learned from some of the best housing schemes in Europe. Most people agree that we’ve created some outstanding office buildings at Lingfield Point, now we intend to create some truly outstanding homes too.”

The 107 acre site will become a fully sustainable mixed community with all of the elements reflecting its quirky and fun personality. The site is already home to scores of businesses housed in award-winning office space and warehousing.

Facilities include everything from a children nursery, a relaxing café bistro, picnic areas and wellbeing initiatives for staff, allotments, their own beehives and public art.

Lingfield Point

Lingfield Point is a unique 107-acre business park created on a landmark historic industrial site next to the world’s first railway and previously home to Europe’s largest wool manufacturing plant.

A £100million masterplan will see the creation of a flagship sustainable mixed community built around the existing business community providing up to 1200 homes, sports facilities, a school, healthcare facilities and public green open space.

 

 

     
 
HEY NHS Trust Estates Strategy

Working for the Hull and East Riding NHS Hospitals Trust JRP produced a document which illustrates the strategy for development in both the short and long term future of the Trust.

JRP were responsible for producing a range of drawings and collating information provided by the Trust to create a well presented and coherent document which was well received throughout the Trust and is currently available to download from their website.

     
 
Skillings Lane , Brough

The development will enhance the sustainability of Elloughton and Brough and be an integral part of the community and local economy. The facilities will be accessible by pedestrians as well as all other modes of transport with new cycle, bus and rail linkages in addition to the new relief road. They will offer an opportunity for local residents to reduce the need to travel outside Brough on the A63.

Kingswood Parks, Hull

One of the largest greenfield developments in the UK, the site incorporates employment, education, retail and residential elements with approximately 4000 new homes planned around a new Village Centre. Working as retained architects, we are working closely with Barton Wilmore to ensure the translation of our masterplan into physical development. Our tasks include the detailed design of the residential land parcels for a range of housebuilders, working with White Young Green to design future infrastructure and coordinating land transfers for the client.
